Former Envie Building to Reopen as Znith in September 2026 After Full Mould Remediation and Rebuild
Ottawa student housing community at 101 Champagne Avenue South to reopen under new ownership with independent environmental oversight and a three-year rent guarantee for residents.
OTTAWA, ON — MARCH 10, 2026 —The student housing community at 101 Champagne Avenue South will reopen as Znith on September 1, 2026, following a comprehensive mould remediation and full interior rebuild under new ownership and property management.
The property, formerly known as Envie Little Italy, was placed under court-appointed receivership in 2025 due to mortgage default by its previous owner. During the acquisition process, the new ownership group identified significant mould issues through due diligence inspections.
In response to health and safety concerns, the court-appointed receiver obtained approval to vacate the building so remediation and sale could proceed. Following acquisition, Znith initiated a full remediation and redevelopment program.
“All affected materials were removed and replaced, and preventative measures were implemented to ensure this community reopens fully remediated and professionally managed,” said Karin Doherty, Media Relations for Znith.
What Was Done to Address the Mould Issue
The remediation and redevelopment program includes:
- Removal and replacement of affected building materials
- Comprehensive renovations to suites and common areas
- Independent third-party environmental oversight
Prior to reopening, the building will undergo post-remediation verification, including environmental testing and clearance conducted by independent professionals.
New Operational Safeguards
In addition to rebuilding the physical structure, Znith has implemented enhanced operational policies, including:
- Regular preventative inspections
- Proactive maintenance protocols
- A resident online portal for reporting maintenance or environmental concerns
Three-Year Rent Guarantee for Students
To provide financial stability for students near Carleton University:
- Returning residents will be eligible for 2024 rental rates
- All new residents will receive a three-year rent guarantee with no increases
- Residents may move out after 12 months, or at the end of year two, without penalty

Fully Furnished, All-Inclusive Student Living
Znith will reopen as a fully furnished, all-inclusive student apartment community.
Each private bedroom includes a double bed, desk, and closet. Shared living areas are furnished with a sofa, coffee table, and television, and include a dishwasher, oven, stove, and in-suite washer and dryer. Utilities and Wi-Fi are included in rent.
Student-Focused Amenities
Residents will have access to a range of shared amenities, including:
- The Z Lounge, a top-floor common space with skyline views, lounge seating, high-top tables and a games area with ping-pong and pool tables
- Furnished study spaces for individual and group work
- 24/7 fitness centre with cardio equipment, free weights, strength machines, and a dedicated yoga room
Znith provides an optional roommate pairing service and has on-site staff that organize community programming and events throughout the academic year.
